These modern units occupy a secure site visible from the M4 motorway.

The units are of steel portal frame construction, each with cladding elevations and roof.

Units IP 1 and IP 2 occupy highly prominent positions fronting the A48 dual carriageway and offer high bay accommodation with ancillary offices and self-contained yard areas.  Unit IP 1 has 1no. dock level access door and 3no. ground level doors whilst Unit IP 2 offers 4no. ground level doors.

Unit IP 3 was designed with 100% expansion in mind, although there is alternatively the potential for additional loading facilities to be constructed along the western elevation.  Access is via 1no. dock level door and 3no. ground level doors.

Unit IP 4 was formerly an integrated production and R&D facility with a mixture of ground and first floor accommodation including extensive office space.  Access is via 9no. dock level access doors and 3no. ground level doors.

All units benefit from sprinkler fire protection whilst all mains services are available, including a significant power supply arising from the dedicated 11kv main sub-station on site.  A full technical pack including CAD drawings and details of services is available upon request.
